When I began looking for a vacation beach house, I learned that
Richard loves comparing architectural features and locations as well
as price and numbers. After working numerous hours with Richard over
the internet, I flew down for a look. Richard’s knowledge of the
rental market was very important to my decision and we crunched all
of the numbers on my favorites. In the end, I got a gem of a beach
home and a great deal.
My next purchase was a developer’s building lot in Bluffton. I
brought Richard in as my agent even though I could have bought
directly from the developer. This was a no-brainer because it didn’t
cost anything more to have Richard as my agent. Developers price a
full commission into their properties. If they don’t pay it, you
don’t get a lower price - they keep it. The developer’s agent
represents them, not the buyer. I felt that I needed another opinion
on the quality and value of the lot. As it turned out, there was an
issue that came up that required Richard to inspect the lot for me
just before closing.
In 2006 I decided to build a home for my retired in-laws but also as
an investment. Richard used to be a licensed South Carolina
homebuilder so I pretty much turned the project over to him! I did
not have the time to do many things that Richard did for me. He made
many of the choices that a buyer must make that included the
appliances, cabinets, fixtures, flooring and colors and he made sure
that these choices fit within my budget. He walked through with the
builder during and after construction to report on progress and
quality and this made a big difference. It really takes someone who
knows construction to do get the best house from a builder. I could
not have had a better agent for this project.
Richard knows the Hilton Head real estate market completely and his
service is outstanding. He is always there to answer questions about
insurance, rentals, maintenance or anything important. Like my
friends, I recommend Richard highly.

Richard Kadesch has been my agent since 1984. I bought and sold two
homes in Palmetto Dunes and a building lot in Indigo Run between
1984 and 1988. In 1989 I moved to California. When I decided to move
back to Hilton Head in 2007, I called Richard. He was at the same
phone number! He gave me a personal web site where I could monitor
selected homes and get new listings and price changes. This was a
great service. I narrowed my selection to five homes in Hilton Head
Plantation and quickly determined my first choice when I came to the
Island to make my decision.
The house had a few challenges and the Sellers did not want to make
any repairs. I did not want to take a chance on a house that could
need extensive repairs so Richard made sure that I was protected in
every way. He structured a series of “go – no go” inspections that
had to be to my satisfaction before moving forward with any binding
obligations in the contract. After we got the report we agreed on a
price and I was happy, but Richard was not. He negotiated
considerable concessions from the Seller. Richard kept this deal
together and made sure that I got the house that I wanted on my
terms and at a good price. I couldn’t be happier. Richard is the
only agent that I will use on Hilton Head Island.
